Opportunity
We are seeking an experienced Property Manager to join our team.
This position is fully accountable for all day-to-day property operations, overseeing and enhancing the value of the property.
Responsibilities
Market and lease available apartments using honed leasing skills to consistently meet and exceed company goals.
Process rental applications ensuring compliance consistent with affordable housing standards.
Develop marketing plans while remaining informed of market conditions and understanding competitive pricing.
Ability to manage a budget and accomplish financial objectives by collecting rents, manage bills/invoices, analyzing monthly financial statements, forecasting, and scheduling expenditures, analyzing budget versus actual expense variances and initiating corrective action with the team.
Work with vendors and maintenance staff to ensure the interior and exterior curb appeal
Process evictions and handle resident relations.
Provide a high level of customer service and connect with residents.
Bid and negotiate service contracts, procuring all necessary building supplies, managing maintenance staff and vendor relationships.
Maintain a high-quality on-site team through effective training, setting and communicating clear standards, and collaborating with the team in fulfilling their highest potential.
Proven ability to lead by example: lease an apartment, pick up trash, change a lightbulb, etc.
Make sound and accurate judgments by including the appropriate people in the decision-making process and ensuring that timely and accurate decisions are made.
Work in multiple software programs including Microsoft Outlook, Word and Excel, Yardi, Rent Café; etc.
Ability to handle stressful situations in a calm, organized and effective manner.
Demonstrated ability to work independently, to organize work, to establish priorities, to follow defined procedures, and to follow through in the completion of tasks to meet established deadlines.
