Summary of Role The Commercial Property Manager will be responsible for all aspects of day-to-day operations of commercial property including accounting, tenant relations, maintenance, and repair.
The CPM will maintain and improve tenant relations and must be knowledgeable with the terms of tenant leases.
The CPM will assist in the preparation of the annual budget, reporting, and financial performance of the various properties and ownership groups.
The CPM is charged with supporting all efforts in the day-to-day implementation of policies, procedures and programs that will assure well-managed, well-maintained properties; placing maximum emphasis on positive responses to the concerns and needs of the tenants, environmental health and safety, and quality programs in coordination and conjunction with the Property Owners’ goals and objectives.

Key Responsibilities 1.
Property Operations Management: Responsible for the day-to-day operations of assigned commercial properties, ensuring compliance with company policies, procedures, and local regulations.
Lead a team of property management professionals to high-performance standards.
Proficiently use property management software for information entry, reporting, and tracking.
Ensure that property and lease files are properly maintained in accordance with company policy.
Prepare and maintain appropriate tenant lease files, records, correspondence, and file notes.
Other tasks as directed by the Leadership Team.

Tenant Relations: Act as the primary point of contact for commercial tenants, addressing inquiries, concerns, and maintenance requests promptly and professionally.
Negotiate, implement, and enforce lease agreements, ensuring a positive commercial leasing experience for all tenants.
3.
Leasing and Marketing: Develop and execute leasing strategies to attract and retain commercial tenants, including advertising vacancies, conducting property tours, and managing the application process.
Collaborate with our Marketing Manager to create and implement effective promotional campaigns to maximize property occupancy, achieving low vacancy.
4.
Financial Management: Manage annual budgets and conduct monthly reviews to meet financial goals.
Work collaboratively with Operational Accountants to understand and financial reports, monitor expenses, and implement cost-effective measures to optimize property performance.
Verify invoice amounts and assist operational accounting with property-related questions and vendor issues.
5.
Maintenance and Repairs Conduct regular property inspections to assess and maintain the overall condition, safety, and cleanliness of the premises.
Coordinate and schedule routine maintenance and repairs, working closely with maintenance staff and external contractors.
Assist with maintenance projects as needed.
Candidate Requirements Excellent communication, analytical, and problem-solving skills.
Proficient in property management software and Microsoft Office Suite.
Proven experience in commercial property management, maintenance, and/or real estate with a track record of successful tenant relations.
Ability to work independently and be a self-starter who is result-oriented.
Exercise reasonable judgment for decisions benefiting property owners and employees.
Ability to successfully manage critical relationships with customers, service providers, and employees.
Preferred: 4-year college degree or equivalent with an emphasis in property management, finance, business administration, accounting and/or economics.
Minimum of three (3) years of property management and/or real estate experience preferred Must obtain, within 12 months of employment, a State of Wisconsin Real Estate Sales and Brokers License.
Physical Demands Must be able to lift 75 pounds Must have a valid driver’s license and proof of insurance
