*Experienced Project Manager - Commercial Construction* *GENERAL DESCRIPTION:* This position is responsible for leading and managing all aspects of commercial construction from project conceptualization and estimating through construction, commissioning, and project completion.
Fowler & Hammer’s portfolio of commercial construction projects includes commercial, industrial, healthcare, education, and municipalities.
This position is based in the office in La Crosse, WI.
Job sites are typically within 90 miles of La Crosse, WI.
*ESSENTIAL DUTIES AND RESPONSIBILITIES:* *Project Planning/Setup* * Participate in internal and external preconstruction teams in development of design, project proposals, budget and hard bid estimates across various delivery methods (General Construction, Construction Management, Design-Build and Specialty Trade Work).
* Work with owners, owners reps, architects and engineers as part of a design build team * Understand and implement best practice job set-up and management.
* Establish the project schedule and manage its implementation.
Understand the critical path of scheduling.
* Assemble RFP’s, subcontractor scope of work review, initiate purchase orders and subcontracts.
* Analyze contract documents, purchase orders and subcontracts for compliance and risk management.
*Project Management and Execution* * Schedule and manage construction activities with field personnel and subcontractors.
Update and maintain the project schedule.
* Order project materials to ensure proper quantity, quality and timing.
* Review shop drawings and submittals.
* Monitor scope of work/progress by visiting job site regularly, communications with site personnel and maintaining contract/subcontract change processes.
* Review job site safety with on-site personnel, plan for and ensure OSHA compliance.
*Project Administration* * Manage and report job costs and cost projections.
* Manage the contract and subcontract/purchase order change processes.
* Review and approve invoices for accuracy.
* Manage project subcontractors and suppliers to ensure compliance with specifications, owner and regulatory requirements including wage rates, labor relations, reporting and sourcing requirements.
*Managing Client Relationships* * Function as the main point of contact with project owners and on-site representatives.
Provide frequent interactions and timely communications to build positive relationships.
* Build strong relationships with customers, key vendors and field personnel by treating all partners with respect and professionalism.
* Promote future work opportunities.
*Management and People Skills* * Delegate and monitor work and provide constructive feedback.
* Coordinate and lead preconstruction meetings, weekly job meetings and regular client meetings.
* Possess confidence and ability to execute without significant oversight, but have an equal willingness and desire to seek input from supervisors, peers, and company experts when needed.
Administrative duties and any other job duties as assigned.
*JOB REQUIREMENTS/QUALIFICATIONS* * Five years of commercial construction or related experience preferred.
* Bachelor’s degree in Construction, Construction Management, Civil, or Architectural Engineering, or Business preferred, but not required.
* Knowledge of construction cost, scheduling, estimating, purchasing, and engineering principles and techniques, as well as accounting principles.
* Demonstrated computer proficiency with Microsoft Office Suite (Word, Excel and Outlook) and working knowledge of project management software.
* Strong time management skills, detail-oriented and able to work efficiently under pressure to meet deadlines.
* Excellent verbal and written communication skills for both internal and external communications.
* Self-Motivated and Independent, with a proven ability to manage and complete varying tasks across multiple complex projects with an appropriate degree of detail.
* Positive and professional attitude and strong customer service skills.
* Basic understanding of construction law and generally accepted business practices * Current driver’s license *COMPENSATION:* * The Project Manager is a local, permanent and full-time salaried position.
