Looking for Land (La Crosse)

Me and my wife are looking for land.
We Do Not want to live in a neighborhood with a HOA or covenants.
We would love to build a barn style home and grow a lot of our food and raise a lot of our meat.
We would like to have 3-5 Acres but more is always better.
Electricity, well, or septic not required.
Must be buildable with atleast half of it being flat land.
Rezoning is fine with us would just need to confirm with county prior to sale.
Ideally a farmer looking to sell some land.
We would like to be withing a 25 minute drive of downtown La Crosse.
We just have obligations downtown.
So Galesville, Shelby, La Crescent, Stoddard, Trempealeau or wherever in that 25 minute limit.
Willing to get financing or do owner finance with seller.
