Farm Wanted (La Crosse)

WANTING rent to own by Owner.
I will be able to buy a farm w/in the coming yr.
I'm waiting for my divorce to go through.
I am looking for property (farm) to raise sheep, some highland cattle and have horses.
The location I'm looking into are locations close to La Crosse, WI-as my job is in La Crosse.
I'm not looking for perfect: I am able to do some repairs.
Looking for at LEAST10 acres and a barn.
Barn and house should be habitable.
Price no higher than 350k I am preferring to get ahold of a farm that is not being used/where the people are looking to move elsewhere.
